Typically a lawyer does not get involved in the real estate deal until after the contract is signed. This means that any questions or problems with the purchase and sale contract should go to the person responsible for drafting the agreement, your real estate agent.
It is the job of the lawyer for the vendor to arrange for the vendor to sign the transfer documents and to payout any mortgage the vendor has on title. It is the job of the purchaser's lawyer to create the paperwork for the transfer, arrange for registration at the Land Title Office and arrange for payment of the purchase price. If the purchaser requires a mortgage to finance their purchase, their lawyer will often act for the bank and create these documents as well.
